The Edwardian terraces around Northcote Road and the new riverside developments off Nine Elms are two different worlds - and we work in both.

The area

SW11 - the streets around Northcote Road, Battersea Rise, and St John's Hill - is Victorian and Edwardian terrace housing, mostly split into flats, owner-occupied and rented in roughly equal measure. SW8 is Nine Elms and the Power Station development: a managed estate where individual flat owners work within the estate's maintenance systems.

Parking and access

Battersea is outside the Congestion Charge Zone. Wandsworth's All Zone Business Permit covers the borough and we use it on all SW11 jobs - the cost is ours. Nine Elms and Power Station blocks in SW8 are managed estate; van access usually needs advance notice to the estate team, which we handle. The ULEZ has covered Battersea since August 2023.

Property challenges

Victorian terraces in SW11 were built for single occupancy but now house two or three flats sharing the original cast-iron drainage - when one flat blocks, others often find out at the same time. Nine Elms and Power Station flats in SW8 have heat interface units drawing from central plant; faults there typically require liaison with the building's FM contractor before diagnosis inside the flat can begin.
